1. Letting company

2. General conditions
2.1 Minors are not permitted to enter letting agreements, so you must be 18+ at the time of booking. Everyone in your group under the age of 18 must have a parent/guardian present throughout the let.
?2.2. Our accommodation is only intended for temporary leisure purposes or corporate accommodation. Permanent residence is not permitted.
2.3 Booked accommodation may only be used by the number of guests stated at the time of booking, or otherwise agreed with the letting company.
3. Validity of the booking
3.1 Please carefully check your booking confirmation / invoice. You are responsible for the accuracy of the information. In case of errors, please contact ApelvikStrand AB as soon as possible.
3.2 The booking is binding on both parties when the registration fee (see below) has been registered with the letting company.
4. Payment
4.1 When booking via email, social media or telephone, a service fee of SEK 100 will be charged. ApelvikStrand AB does not charge a service fee for online bookings.
4.2 The bill is divided into a registration fee and a final payment. The registration fee comprises 10% of the accommodation cost (minimum SEK 500) plus any cancellation protection. The registration fee must be received by ApelvikStrand AB no later than 10 days after booking. Final payment must be received by ApelvikStrand AB no later than 40 days before arrival.
4.3 For bookings within fewer than 40 days before arrival, the full amount must be paid no later than 10 days after booking.
4.4 For bookings within fewer than 10 days before arrival, the full amount must be paid at the time of booking.
4.5 When changing an existing booking, the letting company has the right to charge a fee of SEK 150.
?5. Cancellation
5.1 The Act on Distance Contracts and Off-Premises Contracts (Lagen om distansavtal och avtal utanför affärslokaler; 2005: 59) has an exemption for contracts for accommodation and thus you cannot cancel an agreement on renting a holiday let or a site for a tent, caravan or motorhome.
5.2 Cancellation protection can be purchased for a fee of SEK 300 per let. With Cancellation Protection, cancellation is permitted until the day of arrival, provided that the conditions in 5.2.1 - 5.2.3 are met.
5.2.1 You yourselves, or a close relative, have become ill, or suffered a death or accident.
5.2.2 A serious event occurs that could not have been foreseen t the time of booking and that affects the home or family (customer, customer's partner, family registered at the same address or fellow guest)
5.2.3 You are prevented from using your booking due to unemployment or new employment.
5.3 Cancellations are to be requested directly to ApelvikStrand AB. When exercising Cancellation Protection, ApelvikStrand AB retains the fee for the Cancellation Protection itself, plus any Service Fees.
5.4 When invoking reasons in accordance with 5.2.1- 5.2.3, such shall, upon request, be substantiated with supporting documentation/attest rom, for example, a doctor, government agency, insurance company or similar authority.
5.5 In the event of cancellation exercising Cancellation Protection, a refund will be made no later than 10 days after ApelvikStrand AB has received any requested supporting documentation and bank account information for receipt of the refund .
5.6 In case of cancellation without Cancellation Protection, a cancellation fee will be charged in accordance with 5.6.1 - 5.6.3
?5.6.1 If cancelled more than 40 days before date of arrival, 10% of the total price of the booking will be charged.
5.6.2 If cancelled 39-8 days before arrival, 25% of the total price of the booking will be charged.
5.6.3 If cancelled 7–2 days before arrival, 75% of the total price of the booking will be charged.
5.6.4 If cancelled 1-0 days before arrival, 100% of the total price of the booking will be charged.
?6. Special conditions - cottage / apartment self-catering
6.1 It is up to the guest to take good care of the accomodation and follow ApelvikStrands code of conduct. The guest is responsible for any damage that occurs to the accommodation and its equipment.

6.3 Unless otherwise stated in the confirmation or invoice, cleaning, bed linen and towels are not included.
6.4 Unless otherwise stated in the confirmation or invoice, the accommodation must be cleaned before departure. Please sign the cleaning list provided at check-out. If the accommodation is left unclean, you will be charged for cleaning.
6.5 ApelvikStrand AB has accommodation where pets are allowed, and accommodation where pets are not allowed. It is the guest's responsibility to inform ApelvikStrand AB of any intention to bring pets at the time of booking and to ensure that booked accommodation allows pets.
6.6 ApelvikStrand AB makes no guarantee that accommodation is allergy-free.
